SubbieSpace is a marketplace platform that connects:

  • Companies seeking subcontractors or work
  • Subcontractors seeking work
  • Homeowners seeking service providers

SubbieSpace allows users to connect, communicate, and enter into agreements independently.

SubbieSpace does NOT:

  • Employ any users
  • Act as a contractor, subcontractor, or builder
  • Provide labour hire services
  • Supervise or control any work performed
  • Act as a party to any agreement between users

All agreements are made directly between users.

User Responsibilities

Users must:

  • Provide accurate and truthful information
  • Comply with all applicable laws and regulations
  • Ensure any licences or qualifications are valid
  • Independently verify other users before engaging

No Guarantee

SubbieSpace does not guarantee:

  • Quality of work
  • Accuracy of user information
  • Licensing or qualifications
  • Job completion or outcomes

Subcontracting & Engagement

Users may:

  • Engage subcontractors
  • Hire companies
  • Apply for jobs

All users act as independent contractors.

SubbieSpace is not responsible for:

  • Employment classification
  • Workplace safety
  • Payment arrangements
  • Legal compliance between users

Homeowner Job Applications

Homeowner jobs (posted by homeowners) are subject to the following rules:

Application Cap

Each homeowner job has a maximum of 5 active applicants at one time. The following application statuses count as "active" and occupy one of the 5 available spots:

  • Pending
  • Shortlisted
  • Confirming Details
  • Accepted

When an applicant is rejected, withdraws, or is otherwise marked as unsuccessful, their spot reopens and another eligible provider may apply. When a homeowner hires or selects a provider and the job enters a confirmed or in-progress state, applications close.

The platform calculates the live number of active applicants at the time of submission. This cap is enforced by the backend and cannot be bypassed.

Homeowner Lead Credits

SubbieSpace operates a lead-credit system for homeowner job applications. The following rules apply:

  • Eligible new subcontractor and company accounts receive a one-time allocation of 15 free starter homeowner lead credits.
  • Starter credits are allocated once per business identity, identified using the normalised ABN associated with the account.
  • Submitting an application to a homeowner job consumes one homeowner lead credit.
  • A credit is consumed only after the application has been successfully created. If an application is blocked, rejected or otherwise unsuccessful for any reason — including where the job has reached the 5-applicant cap, the application is a duplicate, or the submission is invalid — no credit is consumed.
  • When starter credits are exhausted, users may purchase additional homeowner lead credits as top-up packs within the platform.
  • Current top-up packs are: 5 credits for $79 AUD, 10 credits for $149 AUD, and 15 credits for $199 AUD.
  • Lead credits are not cash and cannot be withdrawn, refunded or transferred to another account.

SubbieSpace reserves the right to change credit pack pricing, quantities or availability at any time, subject to applicable law and any notice period required by law or by these terms. SubbieSpace does not guarantee that any current pricing, pack size or free allocation will remain unchanged indefinitely.

Fees & Pricing

SubbieSpace offers the following company subscription plans:

  • Starter — Free. Includes core marketplace access, job posting, applicant management, hiring pipeline, basic Tender Hub access and worker saving.
  • Growth — A paid monthly subscription with enhanced recruitment and workforce organisation tools.
  • Premium — A paid monthly subscription with advanced recruitment, candidate management and workforce intelligence tools.

Subbies (subcontractors) can create a profile and apply for company-posted jobs free of charge. Homeowners can post jobs free of charge.

SubbieSpace may also offer optional paid features from time to time, including but not limited to featured profiles, job boosts, lead packs and promotional placements.

SubbieSpace Teams

Teams is an optional, separate Organisation add-on and does not replace or alter a Company Starter, Growth or Premium subscription. The initial Teams price is $59 AUD per month including two active internal members, plus $29 AUD per month for each additional active internal member. Pending invitations and directly assigned external Subbies do not occupy an internal seat. Removing an internal member reduces the active seat count but does not erase historical work records.

Teams and Company marketplace subscriptions are independent. Cancelling one does not automatically cancel the other. Organisation owners must approve an increased recurring seat total before an additional paid seat is activated.

Changes to Fees & Pricing

SubbieSpace reserves the right to introduce, change, remove or restructure fees, pricing, plans and paid features at any time, subject to applicable law and any notice period required by law or by these terms.

SubbieSpace does not guarantee that any current price, plan, feature or free offering will remain unchanged indefinitely. Subscribers will be given reasonable notice of any material changes to subscription pricing that affect them, in accordance with Australian Consumer Law.

Nothing in these terms constitutes a promise or representation that any plan, feature or service will remain free indefinitely, or that pricing will never change.

Homeowner Job Boost

Homeowners may optionally purchase a Job Boost for a one-off fee. Job Boost is a separate product from company subscriptions and homeowner lead credits. The Job Boost fee does not change based on subscription tier or launch status.

Payment Terms

  • Subscriptions and paid features are non-refundable unless required by law
  • Paid features do not guarantee job success or applicant quality
  • Payments are processed securely via Stripe
  • GST may apply to fees for Australian customers

  • Are not verified by SubbieSpace

Liability

To the extent permitted by Australian law, SubbieSpace is not liable for:

  • Work performed by users
  • Disputes between users
  • Inaccurate information

Nothing excludes rights under Australian Consumer Law.

ABN, Business Identity and Account Information

1. Authority to use an ABN

Users who provide an ABN must only provide an ABN they are legally authorised to use or represent.

2. Accurate information

Users must provide accurate and current information about:

  • Their identity
  • Their business
  • Their trading name
  • Their services
  • Their trade
  • Their qualifications
  • Their licences
  • Their location
  • Their experience
  • And any other profile information

3. Prohibited conduct

Users must not:

  • Use an ABN they are not authorised to use or represent
  • Impersonate another person or business
  • Falsely claim to own, work for, represent or be associated with another business
  • Create a misleading business identity
  • Provide false or misleading ABN information
  • Provide false licence or qualification information
  • Deliberately publish materially false or misleading profile information

4. ABN checks are limited

SubbieSpace may check whether an ABN supplied by a user is active or matches available business register information. An ABN check does not mean that SubbieSpace has independently verified the identity of the user, ownership of the business, authority of the user to represent the business, qualifications, licences, workmanship or suitability of the provider.

5. Investigation and evidence

If an account or profile is reported or appears suspicious, SubbieSpace may:

  • Investigate the account
  • Temporarily restrict or suspend the account
  • Request information or evidence
  • Review account and profile information
  • Remove misleading content
  • Restore the account if concerns are resolved
  • Permanently remove the account where serious or repeated misuse is confirmed

6. No automatic guilt from a report

A report alone does not automatically mean the reported user has done something wrong. SubbieSpace may assess the available information and take proportionate action based on the seriousness and credibility of the concern.

7. Serious misuse

SubbieSpace may immediately restrict or suspend an account while investigating serious concerns involving:

  • Suspected impersonation
  • Suspected ABN misuse
  • Fraud
  • Scams
  • False licence information
  • Serious safety concerns

8. Permanent removal

SubbieSpace may permanently remove accounts for confirmed serious or repeated misuse, including deliberate impersonation, fraudulent conduct or knowingly providing materially false business information.

9. Cooperation

Users must reasonably cooperate with legitimate investigations into suspected misuse of their account, ABN or business identity.

User Content Safety and Moderation

SubbieSpace uses structured automated moderation and limited human review to protect users and comply with marketplace requirements. User-generated content may be allowed, logged, temporarily hidden for review or blocked before delivery depending on category, confidence, severity and the rule triggered.

Automated systems do not permanently ban a user solely because of a low-confidence result. Severe deterministic safety rules may cause an immediate temporary block and urgent review. Other high-impact enforcement decisions are placed into an authorised administrator review process.

Users can report messages, users, jobs, profiles, reviews, tenders and other content; block or unblock users; and appeal automated restrictions through Safety Centre. Repeated confirmed or high-confidence violations may escalate through warning, temporary messaging restriction, temporary suspension and account review.

SubbieSpace may preserve relevant evidence and limited surrounding context for safety investigations, appeals, fraud prevention and legal obligations. Private conversations are not available for casual administrator browsing.

Account Actions

SubbieSpace may suspend accounts for:

  • False information
  • Misconduct
  • Breaches of these terms

Governing Law

These terms are governed by Australian law.
