What a trade package is
A trade package is the part of a project a builder lets to one subcontractor or trade company, such as concrete, framing, electrical or painting. It usually includes the scope of work, drawings and specifications, the program, and the commercial terms the bid must follow.
Good packages are complete and specific. The clearer the scope, the more comparable the bids and the fewer variations later.
Choosing who to invite
Most builders invite a short list of subcontractors they know can do the work, and some also open packages to a wider network to find new trades. Check licences, capacity and experience on similar projects before you invite.
Clarifications and addenda
Bidders will have questions. Answer them in writing, and share answers that affect the price with everyone bidding, so all bids are on the same basis. Keep a record of every question and answer.
Comparing bids
Lining bids up against the scope is the slow part. Check what each bid includes and excludes, whether the price is fixed or an estimate, and whether the bidder meets your requirements, before you compare prices.
- Scope inclusions and exclusions
- Fixed price, estimate or schedule of rates
- Program and availability
- Licences, insurance and other requirements
- Clarifications that change the price
Awarding and moving into delivery
Once you award, the information from the tender is what the site team needs: the scope, the agreed price, the contacts and the documents. Losing it between the tender and the job is where problems start.
In SubbieSpace’s Tender Hub, builders set up projects, add trade packages, invite subcontractors or trade companies, handle clarifications, compare submissions and award. Awarded work can then be coordinated in a Project Workspace with tasks, schedules, notices and files.
